Over the past decade, Walsh’s Washington office has delivered over 5,000 affordable homes from Mt. Vernon down to Olympia. Within that footprint, we have delivered 22 transit-oriented development (TOD) projects – new midrise buildings, often mixed-use, constructed adjacent to Sound Transit light rail stations.  This level of experience translates into a robust understanding of construction methods and cost management strategies—essential skills in today’s fast-paced and budget-conscious development environment.

Walsh’s expertise in TOD projects is growing in tandem with intentional regional growth policies developed by Sound Transit, the State of Washington and local jurisdictions. Sound Transit and the State of Washington have prioritized development at stations for affordable housing focused on households earning less than 80% of Area Median Income, developed by mission-driven organizations.  

Because of our strong partnership with our nonprofit clients, and proven expertise in midrise construction on complex urban sites, Walsh has now become a trusted partner in the delivery of mid-rise projects adjacent to Sound Transit light rail stations.

We are proud to have delivered several successful TOD projects including:

  • Station House in Capitol Hill for Community Roots Housing
  • Colina Apartments and Plaza Roberto Maestas in Beacon Hill (for HAL Real Estate and El Centro de la Raza, respectively)
  • Cedar Crossing in Roosevelt for Bellwether Housing, Mercy Housing NW and El Centro de la Raza. 
  • Connection Angle Lake for Mercy Housing NW and Arc of King County (opening in June!)  

Looking ahead, we’ll be completing the Copper Leaf Apartments at the Northgate Station in late 2025 which will provide 250 new affordable homes and an early childhood education center for Bridge Housing, Community Roots Housing and El Centro de la Raza. We’re in the final stages of permitting and construction logistics planning for two more major developments which plan to start by the end of 2025— Bellwether Housing’s 331-unit Overlake Station project and Mercy Housing NW’s and Open Doors for Multicultural Families 220-unit Kent Station TOD Multicultural Village. And we’re in early preconstruction coordination for the Alliance Place TOD project with Housing Hope which aims to create a hub of housing, healthcare and community services at the Lynnwood station.

Our project management and jobsite teams are adept at managing the complexities of TOD projects–everything from complex foundation and shoring coordination, right-of-way logistics, equitable hiring practices, prevailing wage compliance, and public safety planning. We are committed to proactive partnerships with our clients, design partners, Sound Transit, and local jurisdictions to ensure that the important community-center goals of these projects are achieved within owners’ budget and timeline targets.
