PROJECT DESCRIPTIONS:

Yaquina is a historic remodel. Conversion of an existing 51,420 SF historic former two-story nurses’ residence for the State Hospital, with basement, into 51 new one (1) bedroom affordable housing units. Work includes but not limited to envelope repairs, courtyard development, building system upgrades, accessibility, fire/life safety, new maintenance, office, laundry & common areas and parking lot repairs.

Southfair is comprised of 7 buildings. Renovation of an existing 40-unit complex built in 1972. Site improvements required include repairs and replacements to most walkways, and repairs to parking area paving. Building exterior improvement include painting all buildings, new front doors and roofing. Interior refurbishing and upgrades to the kitchens and bathrooms, new flooring and paint throughout.

 

MANDATORY Pre-bid Walk (Yaquina Hall):

Three different time options for a jobsite walk will be held at Yaquina Hall 2575 Bittern St. NE, Salem Oregon 97301. The walkthrough is mandatory for the following trades intending to submit bids (Demo, Window Demo, Plumbing, Electrical, Mechanical, Masonry, Drywall, Metal Stud Framing.) All other trades are encouraged to attend one of the three sessions. Masks are required, and Social Distancing guidelines will be followed. BRING A FLASHLIGHT!

Budget Request Linfield Science Building Addition – 100% DD

We are pleased to offer you an opportunity to provide a BUDGET COST for Linfield Science Building Addition Project in McMinnville, Oregon. Walsh Construction is the selected General Contractor for the project. Our intention is to go through competitive bidding process later in the winter of 2020 or early 2021 for this project.  There is the possibility of bringing on some trades earlier than that.

100 DD Drawing/Spec NotesThe project required last minute design changes that are only reflected in the architectural and landscape drawings.  This consisted of adding a main grand entry & stair to the East side of the new building and modifying the connection space between Graf and the New Building (eliminating the grand stair and shrinking the space)

For those requiring the architect’s consultant drawings (Steel, MEPS, etc) … For this budget exercise, please price the existing consultant drawings (on earlier design) and provide a thoughtful ROM (rough order of magnitude) cost for what it may cost for your specific scope for this revision.

 

IMPORTANT REQUIREMENTS:

  • No wage rate requirements.  Prevailing wages DO NOT apply.

 

COST BREAKOUTS:

Please provide cost breakout in your BUDGET proposals.  More breakout the better but at the very least, please break out your costs between these ‘silos’:

  • Murdock rehab

PROJECT DESCRIPTION  –

The Riverplace Parcel 3 includes a 5-story wood framed residential structure above a 1-story concrete podium and 1-story partially underground garage, providing 178 ea. affordable housing apartments.  The overall project square footage is approximately 396,000 SF.

The Riverplace Parcel 3 owner is BRIDGE Housing Corp (BRIDGE).  The design team includes:
