DESCRIPTION:

La Creole is a mix of 2-story two, three and four-bedroom townhomes built in 1971, owned by West Valley Housing Authority.  The renovation includes site improvements, exterior improvements/repair, painting, interior upgrades (doors, trim, kitchens-casework/appliances), bathroom (fixtures/accessories), MEP upgrades (baseboard heating, bathroom ceiling fans, lighting, etc.), and finishes throughout. Work will take place when townhomes are unoccupied, and Walsh has possession of the units for construction.

TRADES INCLUDED:

All Trades EXCEPT: Fire Protection, Plumbing, HVAC, Electrical, and Low Voltage.

MWESB Select Bid Scopes: Demo/Abatement, Survey, Earthwork,  Site Concrete, Landscaping, Drywall, Insulation, ACT Ceilings, Painting, Specialty Supply, Window Treatment, Signage, and Final Cleaning.

The proposed project will consist of (2) three floor walk up as well as (1) four floor elevator accessed residential building. The buildings will be comprised of 143 units totaling 135,000 SF.

Scopes Included:  All scopes are open for bid with the exception of HVAC and Drywall.

Davis Bacon Residential Wage Rates
30% MWESB Goal (Bidders that do not want to take on the full scope are encouraged to bid by building as well as we are willing to break the project out by building depending on scope).

Workforce training is not a requirement of this project, however, utilizing training agencies and hiring within Clackamas county is highly encouraged. Please use the following resources and let us know if you are a Clackamas County subcontractor or plan on utilizing these resources.
