Bud Clark Commons showcases strategic collaboration, cost-effective planning, and sustainable construction. As CM/GC, Walsh transformed Home Forward’s vision and Holst and PAE’s designs into a LEED Platinum-certified facility through extensive preconstruction services. Walsh navigated site constraints and budget reductions to deliver a functional, high-performing, and dignified space. The eight-story, 107,000 SF structure consists of 272 auger cast piles, 10 micro piles, and more than 6,000 cubic yards of colored and board formed AFC concrete. The envelope consists of 75 percent brick and 20 percent curtain wall.

Bud Clark Commons exemplifies high-performance sustainability, achieving 45% energy efficiency and 53% potable water efficiency while significantly reducing greenhouse gas emissions and operational costs. A solar-powered hot water system, one of Oregon’s largest, works alongside a high-performance exterior envelope, energy-efficient lighting, and green roofs to lower energy consumption and save an estimated $60,000 annually. The building’s greywater reclamation system, also among the largest in the state, pairs with low-flow plumbing fixtures, bioswales, and advanced utility sub-metering to optimize water use and conservation. Additionally, a high-efficiency HVAC system with UV filtration and displacement ventilation ensures superior indoor air quality, while 100% outside air with heat recovery supplies fresh air directly to each residential unit, enhancing comfort and sustainability.
