Gretchen Kafoury (1240 SW Columbia St.) is a nine-story apartment community with 129 studio, one and two-bedroom homes.

DESCRIPTION: New 12 story, 234,000 SF affordable housing project with 224 units. On 37,750 SF site. CIP concrete, non-structural light-gauge metal framing.

CONSTRUCTION SCHEDULE: NTP October 2024 with approximate construction duration of 26 months

  • MWESB goal = 30% of hard costs
  • Sustainability = Per Spec
  • Workforce Training and Diversity = 20% (separate doc to be provided)
  • Project is seeking Portland Clean Energy Fund (PCEF) incentive funds
  • Prevailing wage = Oregon Commercial BOLI (July 5, 2023) or D/B Building (whichever is higher)
  • There is no onsite parking.  Please include parking for your people.
